A great house and situated in a really lovely area. Coniston was one of the best places we visited during our stay.

Big, big house right in the middle of Coniston. Long corridor of bedrooms each with a letter on the door so you know where you’re sleeping! Small kitchen for 16  (kitchen now made new and enlarged- date of completion January 30 2021) but the dining room was good for our group or even for twenty. Electric shower in most rooms. Two sitting rooms, one log burner which was great. Too wet for us to sit out but nice garden if we had dry weather. Plenty of parking. Thoroughly recommend

An honestly perfect place to stay when exploring the lake district.

Yes a good time was had  by all, it is a good position in the village  such that a trip to the shops for provisions did not need the car

Would have been nice to have less rain but it is the penalty of a holiday in the UK, still better then 34 deg of heat as we had  the week before we came to the Lakes, cannot cope with it so hot

This is a very comfortable large house which can easily accommodate 20 people.  It is unlikely that you will find a property that is as large as this, and in such a good location, and as reasonably priced per head, anywhere in the Lake District.  We were back again this year for the second time, and had a lovely eight days there, with several of our children, plus their spouses, and their children, 18 of us in all.  Given that there are two lounges, a dining room and a recreation room, as well as 10 bedrooms, and a good sized garden, you can see as much or as little of each other as you want.  What we love about the house is that you can walk straight from the house to Coniston Water, or the Old Man of Coniston, and many other beautiful spots, without having to get in a car and drive there.”

We very much enjoyed our stay at the Beech Tree although we had a bit of a surprise on one of our last evenings when one end of the oval dining table suddenly collapsed during dinner.

We had an excellent family holiday staying in Beech Tree Cottage which was conveniently located on the edge of Coniston village so easy access for the shops, pubs and a walk down to the water. Despite experiencing all aspects of the British weather from glorious 25c sunshine to heavy downpours, we managed to fit in a varied week full of activities. We would definitely recommend the cottage for a large family group and hope to return at some point in the future

Absolutley loved staying here for two nights. Robert was an excellent host and had fantastic recommendations for local walks and attractions. The place was sparkling clean
