We all loved the house. We particularly appreciated having two dishwashers and two fridges – both got lots of use. The kitchen was well equipped – the only things we could have done with more of were extra wooden bread boards/ chopping boards for putting hot saucepans/ hot dishes on when serving up hot food. Beechtree House was a lovely venue for our extended family holiday. There was plenty of room to park all 4 cars. The younger children had a lovely time running round the garden having adventures and there was outdoor seating for the adults to enjoy sitting out. Inside there was a lovely big dining room where all 16 of us could eat together, having cooked in the well-equipped kitchen. The older children enjoyed billiards and being in Coniston so they could go to the shops independently. We all enjoyed being able to walk directly from the house either a short walk to the lake in the evening or a major hike up The Old Man or to Tarn Hows etc. Having 2 lounges was good so that some could watch TV while others played games or chatted. We did have a plumbing problem while we were there and Robert was available by phone and rapidly organised a plumber to sort it out. Overall, we had a lovely time together in beautiful surroundings with plenty of room in the house and garden not to be on top of each other and the convenience of shops, restaurants and lovely walking/hiking on the doorstep.

We ALL really enjoyed the house, its
location, the view of the beautiful garden and the area as a whole. It is true
that the climate is harsh and it is absolutely necessary to emphasize the fact
that you need waterproof clothes and shoes. However, no one was bored and
everyone was happy with this stay. And as you can see on the photos, sometimes
we also had good weather.

Thank you for letting us stay in BeechTree house. I really felt quite emotional coming back to the property. It has such character. All of our guests felt the same. The weather was kind to us considering the forecast during the week. Some of us managed to beautiful cycle rides of over 50 miles as well as walking up the Old Man. We all went for a boat trip on the lake. The house provided us with a wonderful setting for my wife’s birthday. Many of the guests said they would like to visit again.

We were looking for somewhere that our family group could celebrate some special birthdays. We stumbled upon The Beechtree and are thoroughly delighted we did. The house was big, clean and well stocked. There were plenty bedrooms , toilets , showers etc. and enough downstairs space for everyone to relax. The large garden was lovely to sit in and chill after a hectic day with the teenagers playing badminton and the younger one exploring and finding a log bench in the foliage. Plenty parking space for cars. Ideal location with only a really short walk into Coniston for local facilities and amenities. Owner easy to contact and deal with. Local lass on hand to show you round and answer questions. All in all an ideal base to relax or explore

Big, big house right in the middle of Coniston. Long corridor of bedrooms each with a letter on the door so you know where you’re sleeping! Small kitchen for 16 (kitchen now made new and enlarged- date of completion January 30 2021) but the dining room was good for our group or even for twenty. Electric shower in most rooms. Two sitting rooms, one log burner which was great. Too wet for us to sit out but nice garden if we had dry weather. Plenty of parking. Thoroughly recommend

This is a very comfortable large house which can easily accommodate 20 people. It is unlikely that you will find a property that is as large as this, and in such a good location, and as reasonably priced per head, anywhere in the Lake District. We were back again this year for the second time, and had a lovely eight days there, with several of our children, plus their spouses, and their children, 18 of us in all. Given that there are two lounges, a dining room and a recreation room, as well as 10 bedrooms, and a good sized garden, you can see as much or as little of each other as you want. What we love about the house is that you can walk straight from the house to Coniston Water, or the Old Man of Coniston, and many other beautiful spots, without having to get in a car and drive there.”

We had an excellent family holiday staying in Beech Tree Cottage which was conveniently located on the edge of Coniston village so easy access for the shops, pubs and a walk down to the water. Despite experiencing all aspects of the British weather from glorious 25c sunshine to heavy downpours, we managed to fit in a varied week full of activities. We would definitely recommend the cottage for a large family group and hope to return at some point in the future

We spent 5 days at Robert and Emilie’s place. The house was perfect for our group of friends. The kitchen was well equipped and the extra storage room made it easy to use the kitchen to cook for large quantities. We enjoyed home-cooked meals in the large dining room, which fitted all of us around one table. The two living rooms gave space for smaller groups to relax. Each of the bedrooms was very nice and the number of showers and toilets across the house further added to the ease of a group of people spending time together. The house is located very conveniently as you enter the village, only a few minutes’ walk from shops and pubs in Coniston, and we could start walking trips straight from the house. All in all we had a wonderful time and hope to be able to visit again some time soon!

You corresponded with my daughter Pippa Rochford regarding the letting of The Beech Tree at Coniston for Xmas week — my husband and I were the oldies of the party of our four children plus their husbands/wives and our ten grandchildren and I just wanted to say how very much we all appreciated the marvellous Xmas decorations. We’d have been perfectly happy to find one Xmas tree — but three, and all the other lovely decorations as well — we just thought wow!!! It must have taken you ages to put them all up and thank you very, very much for such a kind thought and all that effort. Everything went splendidly, the house is so well equipped that we lacked for nothing, we all had a wonderful week and being a quiet family group I can assure you we certainly did not disturb any neighbours!

The house was ideal for our big family group, with numerous double rooms, many of which had en-suite facilities and two large sitting rooms. There was also a beautiful garden which was lovely to just sit in and relax. We were there to celebrate significant birthdays and the house was perfect for this purpose.
The house is situated close to the centre of Coniston, which has many amenities, including pubs, restaurants, cafes, shops and so on. Our teenagers enjoyed kayaking, playing tennis, cycling, (doing jigsaws at the house) and we all walked out onto the fells directly from the house.

A large clean cozy house in the charming town of Coniston. We were there three nights and used the well stocked kitchen to cook two meals for our group of 15. Of the 4 places we stayed in the UK (including a huge much more expensive manor house near Inverness) this house was most peoples favorite lodging. Highly recommend. We spent one day climbing up the Old Man of Coniston Hill, and also walked to the Coniston water. One day we drove to nearby Ambleside which was a treat. Be advised, the roads to Coniston are quite narrow.“

We had an amazing stay made even better with fantastic weather . We were a family group of 15 there for a special celebration . We had 7 children ranging from 6 months to 11 and they loved the outside spaces and garden , the pool room and that they didn’t have to share bedrooms with their parents . The adults loved the cosy sitting rooms , the modern appliances and great storage facilities . The location is great with the most amazing views from the bedrooms . Lots of private parking and a feeling of seclusion despite being near to all the amenities . We would love to go again probably with friends next time .
The feedback from everyone was pretty positive.
House was generally good, the kitchen could have been less cluttered so that there’s room to put food.
Facilities were good and it’s in a great location. Dining room was really good, loads of parking space off road and good recommendations for local pubs and cafes.

This accommodation is perfect for large groups wanting a relaxing weekend in the Lake District. The house is at the end of the main high street but set back off the main road, meaning you are in walking distance from everything you need but the house is tucked away so nice and quiet. The house itself is beautiful, really spacious, comfy beds, enough toilets and showers for a large group and a very nice dining area meaning everyone could eat together. Being a group of old university friends meeting up, the pool table was a welcome addition and we spent most of our time just hanging out in the house. I would 100 percent recommend this house and I am already thinking about when I can come back.

We have a wonderful stay at the house and the kids loved it.House was very spacious and had everything we required.
Only one thing was the main living room TV was wobbly as the TV was not screwed into the stand. This was a little dangerous and would need doing.
Thank you for the opportunity of letting us staying there, Coniston is a beautiful village and we thoroughly enjoyed ourselves, especially as the weather was nice for this time of year.

The Beechtree House was a great spot. Lovely wee village and excellent accommodation. The rooms were spacious and with 15 of us staying, we didn’t feel like we were in each others space. It was very clean, comfortable, and nice and warm. The only downside to the visit was that there was an issue with the showers and water pressure; Robert advised that there had been a plumber in recently who didn’t properly switch something back on after their repairs were done, so this should be resolved for future guests.

As a party of 12 visiting the area for walking, we found this house perfect. It is very well located in the village of Coniston – near the pubs, cafes and shops. It’s also perfect for walkers being right next to Old Man Coniston. The house is not ‘luxury’ but had everything we needed and it has many lovely old features, like the tiled entrance hall. Everything was very clean and tidy and our host was very accommodating. Overall we felt it was fantastic value!“

Good day. The place was good and all our group members liked it. The place is central but still secluded and private. From eco-friendly perspective, you could consider replacing with LED bulbs. The place is highly recommended for group stays.
The weather was a complete washout but loved staying indoors with card games and nice food.

I booked the Beech Tree for myself and nine of my colleagues for a work trip. Robert and Glen went above and beyond to accommodate our needs and we had a great stay. The house is spectacular with generous sized rooms, many of which are en suite, and it is spotlessly clean throughout. It’s also ideally placed in Coniston – just a few minutes walk to the town centre. In short, I have nothing negative to say about the Beech Tree!

The Beechtrees Guesthouse is ideally set up for a group of friends who want a big place with lots of beds and a couple of living rooms and who aren’t bothered about breakfast at the bnb. We were a family of 3 staying and used the double and twin rooms opposite each other at the far end of the corridor; they were comfy, cosy, clean and characterful. Rob was a good host, friendly and helpful on all accounts. Thank you for having us at such short notice.
