The house was exactly as described and in a great location
for a weekend of walking. We had plenty of space and the kitchen was well
equipped for cooking. I would definitely stay again as there are so many good
walking route from the front door, and several nice pubs in the village.

We’ve stayed at Beech Tree twice with a large group and it’s
a great place – one of our favourites and strongly recommended. The location is
a good balance for different interests, with easy access to the town, the lake
and the hills. Lots of space, plenty of bedrooms and a well-equipped kitchen.

The house was incredible. Really well setup for a large group, more than enough to cook with and fit everyone comfortably. The multiple rooms gave us plenty of space for activities, even when the weather was bad. 

Location was fab, short drive to Hellvelyn which was the main focus of our trip and plenty nearby to do. Local pub when we first arrived was great.

We all loved it!
We didn’t knew that it didn’t have any high chairs or cots before booking but
when Robert told me he offered to cancel the booking but we decided to borrow
some.
However it would have helped to have had at least one of each as we were a
family group including twins of 9 months.
The kitchen was well equipped but not big enough for high chairs and 11 others
to eat breakfast in so we spilled into the pool room.
We ate dinner in the huge dining room which was great. Two of the lamps didn’t
work sadly as we prefer subdued lighting but we improvised.
The garden was wonderful especially for an egg hunt!
The pool table was well used- a real bonus.
And we loved the close proximity to the mountain and the village and lake.
The Bluebird cafe worked perfectly!

We had a fantastic stay at this beautiful house! The 9
bedrooms were perfect for our large group, giving everyone plenty of space and
making the stay very comfortable.
The kids absolutely loved the playroom, which was a real highlight for them.
The location is also fantastic – perfect for hiking, beautiful walks, and with
plenty of great restaurants nearby.
The house was spacious, comfortable and ideal for a group getaway. We
thoroughly enjoyed our stay and would definitely recommend it to anyone looking
for a great place for a large family or group. We’d love to come back again!

slight problem with hot water for part of the stay, Robert was proactive in

We are a group of ladies who have returned here for years
now. This is the perfect place for a get together. The host is lovely and
helpful. The outside area is perfect to sit with a glass of bubbly when the
weather is nice. Rooms are spacious and the huge dining table is great for when
you all want to eat together. The house is more than big enough for a large
group. The location is amazing! Everything is within minutes walk. Those of us
who enjoy a more challenging walk love the fact that the old man of coniston is
so nearby. There is so much to do in the area.
It is so difficult trying to find a nice place which accommodates a large group
which isn’t ridiculously expensive – and somewhere that we can stay for just a
weekend! we really struck lucky when we found beech tree house! Already booked
again for next year!

I go with a group of hikers (9 of us, an annual dad’s trip)
every year to the Lakes and we have been doing this for 19 years. We have tried
out most of the large houses with more than 8 bedrooms as we prefer to have our
own rooms. This is our favourite house and have stayed here twice before and
have booked our 3rd stay for Autumn 2026. The location is extremely good, for
immediate walking up the fells from the house and also because you can walk in
to Coniston which has great facilities and pubs. The house itself is fantastic,
clean and spotless, the living rooms x2 are excellent. There is a very large
dining room where you can probably seat 24 people if required. The kitchen is
modern, a good size with lots of equipment. The bedrooms are all decent size
with quality furnishings and the bathrooms and en-suit bathrooms are clean and
functional. Highly recommended from somebody who has stayed in multiple large
houses in the lakes. Communication from the owner has always been good never an
issue.

The accommodation, service, location and views are all outstanding, and we
genuinely can’t wait to return.
It’s the perfect place to explore The Lakes by day and unwind completely in the

explore the pubs and restaurants.

Booked Beechtree for 2 nights to celebrate my mum’s 70th birthday with the whole family. The house is amazing and well equipped. My 11, 9 and 6 year made the most of games room together with their older cousins. The location is amazing, set between the hills and a short walk to the village and lake. As my 11 year stated, the hills are so beautiful it looks like someone has photoshopped the hills into the background. Throughly enjoyed our stay, wished we had booked for a longer stay.
